Pricing strategy is everything right now—especially across North Austin, Pflugerville, and Round Rock where I’m seeing inventory gradually increase and buyers become more selective.
While parts of the Austin market are still balanced, we’re no longer in a “price high and wait” environment. Buyers today are informed, cautious, and quick to move on if a home feels overpriced.
The most important place to start is with recent comparable sales—not active listings. Then we layer in what’s happening right now: longer days on market in some neighborhoods, more negotiation, and buyers looking for clear value.
Homes priced strategically—often right at or slightly below comparable competition—are getting the most traffic, stronger offers, and better overall terms.
On the flip side, pricing too high almost always nets less in the end.
Why? Because:
