For sellers, I will provide you a weekly listing report every week to outline the nubmer of agent showings we had, the number of open house attendees, online viewing stats from all of the major public sites such as Homes.com, Realtor.com and Zillow as well as reverse prospecting information in the MLS (i.e. how many other agents sent your listing to their buyer clients and how many of those buyers "loved" the listing). I will also give you a weekly update on the neighborhood comps including how many new listings came on the market, how many went under contract and how many closed and with what concessions provided.
Buyers, I will run a full CMA on every property you are interested in to ensure the list price makes sense and provide recommendations on what to offer and how best to structure your offer (including closing cost assitance). I will help you find the resources you need to get to the closing table (lenders, inspectors, title escrow officers, etc.). I'm here to guide you through the process with as little stress as possible. Once under contract, I will send you a task list and deadlines so we can ensure we are continuously moving forward to an ontime closing.
